Property Acquisition, Disposal and Sales

We are actively involved with the acquisition and selling of commercial property on behalf of a wide range of clients for occupation, investment and development.

Business Rates

The accuracy of the rateable value, the accuracy of the rate liability and the effects of Transitional Allowances are vital to any occupier of commercial premises. We provide detailed advice on the merits of an appeal and the potential benefits of negotiations with the Valuation Officer.

The Rating Revaluation 2017 which came into effect on 1st April 2017, based upon rental levels as at 1st April 2015, needs very careful analysis. The new appeal process known as Check Challenge Appeal is highly complicated and difficult to navigate. The forthcoming Rating Revaluation 2023 will be relevant from 1st April 2023 based on rental values as at 1st April 2021. Following the Fundemantal Review by the Government a much stricter regime will be enforced incorporating 3 yearly revaluations.

Valuation

We provide a comprehensive and personal service in the valuation of property. Valuations of commercial, institutional and residential properties are regularly prepared for companies, private individuals, pension funds and charities under the guidance of current RICS standards.

The basis of the valuation is paramount and may be governed by statute.

Management

Our management department is currently responsible for the collection of large rents on behalf of clients. The department is set up to provide proactive management for multi occupied commercial buildings in central London.

We give detailed advice on service charges.

Frederick Holt and Company abide by the Rules of the RICS Client Money Protection Scheme for Surveying Services. All client money is held in separate individual Client Accounts. All members of staff at Frederick Holt and Company Limited handling client money are trained and familiar with the relevant RICS Regulations.
